Gift Deed in Dubai (Hiba) for Family Property

Gifting Dubai property to a parent, spouse or child is registered at the Dubai Land Department. We prepare and notarise the power of attorney if someone signs for you, and check your file before the appointment.

1 / 5

Who is the document for?

We notarise documents for individuals and for companies. The requirements differ, so this is the first thing we need to know.

What needs notarising?

If it is not on this list, choose the closest one and tell us in the last step.

How would you like it done?

Not every document can be notarised remotely. We will tell you plainly if yours cannot.

When do you need it?

An honest answer here helps. We will tell you if a deadline is not achievable rather than after you have booked.

Where should we send the answer?

You will get the instrument you need, what to bring, and the government fee. No charge for that.

No charge for the conversation. Please do not send identity documents here.

In Dubai, a property gift (hiba) is registered by the Dubai Land Department through its Property Gift Registration service, at a Real Estate Registration Trustee Centre. A notary cannot attest the transfer of Dubai property itself. What a notary does is the power of attorney: if the donor or the recipient cannot attend, we draft and notarise the authority for someone to sign the gift for them, and we check the documents against the Land Department’s list.

How it works

  1. Tell us who is giving, who is receiving, and the property. We check the recipient qualifies for the gift service.
  2. We list the documents. Title deed, IDs and proof of relationship.
  3. We draft and notarise the power of attorney, if needed. At our Business Bay office, online through UAE PASS, or at your home.
  4. The gift is registered at the Land Department. At a Real Estate Registration Trustee Centre, by you or your agent.
  5. The new title deed is issued. In the recipient’s name.

What the law says about gifts

It must be documented. Under the Civil Transactions Law, Federal Decree-Law No. 25 of 2025, a gift of real property is only valid if documented under the applicable law (Article 554).

Revoking a gift. Before handover, a gift can be revoked without the recipient’s consent. After handover it needs their consent or a court order on an accepted ground (Article 582). Gifts between spouses, to a close relative or to a parent generally cannot be revoked (Article 585).

A gift in a final illness. A gift made during a death illness is treated like a will (Article 572).

Gift deed cost

The Land Department fee is from its Property Gift Registration service page. The power of attorney fee is the federal schedule. Our own fee is quoted in writing before work starts.
