1 / 4

Who is the document for?

We notarise documents for individuals and for companies. The requirements differ, so this is the first thing we need to know.

How would you like it done?

Not every document can be notarised remotely. We will tell you plainly if yours cannot.

When do you need it?

An honest answer here helps. We will tell you if a deadline is not achievable rather than after you have booked.

Where should we send the answer?

You will get the instrument you need, what to bring, and the government fee. No charge for that.

No charge for the conversation. Please do not send identity documents here.

Under Dubai Law No. 26 of 2007, as amended by Law No. 33 of 2008, Article 25(2), a landlord can ask a tenant to leave when the lease ends only for four reasons: demolition and rebuilding, major renovation, the owner’s own use or use by a first degree relative, or sale. The landlord must give the reason at least 12 months before the eviction date, through a notary public or by registered mail.

The four reasons the law accepts

Sale of the property

The owner wishes to sell the property.

  • Title deed
  • Tenancy contract

Fee Quoted per matter

Own use or a relative’s use

The owner or a first degree relative will live in it, and the owner has no other suitable property.

  • Title deed
  • Proof of no other suitable property

Demolition and rebuilding

The owner will demolish and rebuild, or add structures that prevent use, with the permits.

Major renovation

Restoration or full maintenance that cannot be done with the tenant inside, confirmed by a Dubai Municipality technical report.

Home or office visit

We come to your home, office or board meeting anywhere in Dubai. The government attendance fee is AED 1,000 per visit, not per signature.

How it works

  1. Send the title deed and the tenancy contract. With the reason and the eviction date you want.
  2. We check the dates. At least 12 months between service and eviction.
  3. We draft the notice in Arabic and English. Stating the reason and the date.
  4. You sign and it is notarised. At our Business Bay office, online, or at your home.
  5. The notice is served and you keep the proof. The Rental Disputes Centre asks for the notice and the proof of service if the tenant does not leave.

Mistakes that sink an eviction case

Less than 12 months. Count from the date the tenant receives the notice to the eviction date.

No reason, or the wrong one. The notice must state one of the four reasons in Article 25(2).

Renting it out again too soon. After an own use eviction, the law bars renting to someone else for two years for a home and three years for other property, or the tenant can claim compensation.

Eviction notice cost

The government fee for a notarised notice is quoted at the current Dubai Courts rate when you ask. Our own fee for drafting and service is quoted in writing before work starts.

Eviction notice questions

How much notice must a Dubai landlord give?

At least 12 months before the eviction date, for eviction at the end of the lease under Article 25(2).

Can the notice be sent by WhatsApp or email?

For an eviction notice, Article 25 says it must be served through a notary public or by registered mail.

Can I evict a tenant to raise the rent?

No. A rent change is a different notice: either party must give at least 90 days’ notice before the contract ends.

Does this apply in DIFC?

No. DIFC has its own leasing law. Tell us if the property is in DIFC.

What if the tenant does not leave?

You can file a case at the Rental Disputes Centre with the notice and the proof of service.
